Ideas Z2 Design Facility – The Official – The David and Lucile Packard Foundation Headquarters is the largest certified zero-energy building in the world. As the clinking champagne glasses come down, let’s consider what this achievement really means.
The goal was to design, build and operate a building that used no more energy than could be produced locally in one year. The metric we used to measure this goal was “Energy Usage Intensity” (EUI) in kBTU / sf. Between July 2012 and July 2013, the building used 22 kBTU/sf – which is 58% less than a comparable code-compliant building and 76% better than what a typical US office building uses per square foot. During the same period, the rooftop solar lighting system produced the equivalent of 26 kBTU/sf, so we didn’t come out positive, allowing the agency to charge its employee-owned electric vehicles with carbon-neutral electricity.

The numbers alone are impressive, but perhaps most impressive is that we actually have the numbers. In 2013, it’s still a small miracle when we collect reliable measured data about how our buildings are performing. The most powerful result of the quest to reach zero may be how it shifts our focus to real, measurable results and away from promises and abstractions.

The Packard Foundation received its certification through the International Living Future Institute (ILFI), sponsor of the Living Building Challenge program and the only certification body for zero-energy buildings. Only a handful of buildings have been certified so far, including IDEAS’s Z2 design facility. Their process required verification through the evaluation of measured data, as well as a number of supporting data showing that the project is: a good neighbor (does not block access to sunlight), an efficient location (represents urban sprawl), inspiring and beautiful. Having a program that provides homeowners with third-party verification of their accomplishments is an important milestone for a zero-energy building. ILFI is currently looking for other home owners with potentially certifiable projects to add to the list. In fact, the New Buildings Institute will release its 2013 survey of NZE buildings at the annual Greenbuild International Conference and Expo in the US. Greenbuild Council in November in Philadelphia. I’ve seen examples and that includes the Packard Foundation headquarters, but more importantly, they list over 100 others that are emerging – meaning not yet operational or not yet confirmed, including the survey house at Pier 15. These efforts show the importance and growing movement towards performance verification.
Zero-energy buildings need to be scaled up – and fast – to help us achieve the carbon reductions needed in the economy over the next two decades and avoid the worst-case scenarios of climate change. Both the state of California (through House Bill 32 and the California Utilities Commission’s Energy Efficiency Policy Plan) and the federal government (through the Energy Independence and Security Act of 2007) have adopted the Edwards 2030 Challenge, which Mazria followed and enacted legislation requiring all new commercial buildings to achieve zero energy by 2030. therefore, the challenge for us is not only to design zero-zero buildings in the next two decades, but to figure out how to transform the construction industry, so that all buildings are built not zero.

Purpose: The sudden outbreak of COVID-19 has put public health and life safety at great risk and led to new changes in people’s housing needs. The purpose of this study is to establish design methods suitable for China’s multi-unit residential buildings (MURB) in the post-pandemic era and to identify user preferences for these methods.
Methods: This study compiles a set of design requirements through a literature review and expert interviews. Three hundred ninety-five online and on-site questionnaires based on the advanced Kano model were distributed to respondents to indicate their preferences for these methods. The relationship between different demographic variables, the preferences of design plans, as well as the housing preferences of home buyers were also verified through a real project.

Results: This study summarizes four dimensions and 26 design strategies of MURB in China in the post-pandemic era. These strategies are further distilled into 6 highly attractive, 5 value-adding attributes, and 4 critical quality attributes. In terms of demographic variables, men need more social space and older people need less office space and separate bathrooms in the master bedroom. Due to the impact of the epidemic, people with higher education are obliged to work from home and the overall demand for home working environments is also higher.
Conclusion: A survey of home buyers reveals that the housing designed based on the advanced Kano model is more attractive to home buyers. The proposed approach can help provide important and customized decisions for design companies, housing developers and governments for MURBs planning and policy making in the post-pandemic era in China. Deeper user studies in other regions and studies on the cost evaluation of these methods can be carried out further in the future.
The COVID-19 pandemic has caused irreparable damage to the world. According to the World Health Organization, 2.7 million people died worldwide on March 21, 2021 (1). In addition to health problems, COVID-19 has completely paralyzed several industries or caused them millions of dollars in losses. To limit the pandemic and resume work and life as soon as possible, measures such as strict protection, closed places and social distancing have been implemented in many places (2). The method of home insulation makes the home truly a container for life (3, 4). Residential communities and buildings that are closely related to the health and safety of everyone in the epidemic prevention efforts have become important prevention and control (5).
China has a dense population and high mobility of people. To assess the objective status of house prevention and control in the epidemic area, the number of infections in residential houses and the prevention and control of epidemics have attracted much attention (6). Furthermore, many living environment problems and deficiencies have gradually become apparent. According to CLV.DESIGN’s “Helping the Family Fighting the Pandemic” survey launched in China in February 2020, only 20% of 5,226 sample households collected during the pandemic were very satisfied with their home environment. Fifty-six percent believed that changing homes could improve the situation, and up to 52% of households have plans to buy a new home (7). It can be seen that the pandemic has greatly changed the mindset of the population, and real estate developers need to make adjustments and optimization based on positioning housing products in accordance with changes in household needs.

Inevitably, society in the future will enter the “post-epidemic period” in which the pandemic fluctuates and lasts for a long time (5). For infectious disease disasters, residential buildings must not only meet the basic needs of residents’ daily life, but also have basic epidemic prevention. Therefore, the design of residential buildings must take into account the impact of the pandemic and must be highly adaptable to cope with the new normal housing in the post-pandemic era (8, 9). Moreover, China’s population is almost a quarter of the world’s population, but in terms of per capita living in the city, China’s population is only 23 m.
