Negligence or mistakes are much more expensive to correct on the job than on paper – and that is if they can even be reversed. The purpose of the overlay process is to try and prevent any potential challenges or oversights before they become a problem on the construction site.
The Melody Landing project is a great example of how to go through the remodeling process before finalizing plans.
This charming 1938 Cape Cod is located in a beautiful, historic, tree-lined area in Northern California. The clients worked closely with their contractor to create a floor plan for their whole home remodel and addition. It wasn’t until the end of things that the clients decided it would be better to have someone review their plans before moving forward.

Since then, I have had the pleasure of working with clients to refine their plans. As we went from room to room, we changed and edited, eliminated challenges and found solutions.
The first step to change is identifying what isn’t working. Look at the numbers I included in the master bedroom and bathroom floor plan and then the corresponding notes where I explain what the problems are.
It is always better if the door has a straight wall to open onto rather than swinging at a 90 degree angle as shown in the floor plan below. The motivation is twofold.
Firstly, swinging the door to the wall is more space-efficient, rather than using up space to swing a wider door.

Secondly, it gives the door a firm place to rest when open and reduces potential damage to the walls. As shown, it is easy to push the edge of the door into a corner and damage the wall.
.02 The cabinet was designed without a door. This is never a good idea unless the closet is designed as a luxury dressing room and has custom cabinetry installed. Otherwise, the view from the bathroom area, looking at the cupboard, would tire the eyes.
Although the raised bedding would be functional as pictured, in terms of design it would be boring and uninteresting.
In itself, a separate entrance to the toilet can be an advantage of sharing a bathroom, but only if there is a lot of space for it. Given the relatively small amount of space we have to work with, there are certainly better ways to use the space.

When creating elevations, we focus heavily on proportion and scale, the relationship between lighting fixtures, mirrors, cabinetry design, window sizes and locations, and more.
For example, when designing the Melody Landing project and the design of the bedroom and bathroom, a lot of attention was paid to the size of the windows and their location and relationship to the original house, especially given the historic nature of the project.
Pay attention to the windows in the toilet and shower room when looking at the floors. From the interior views, they will look like two separate windows. On the outside, they will look like a pair of windows and will also be framed and finished.

Also note the visual connections from one wall to another. Designing with such details helps to avoid regrets in the built space.
To keep things simple and to respect my clients, I don’t usually share dimensioned drawings in my design journal, but you can be sure that the dimensions and callouts are on the final drawings.
The aim is to provide all the necessary information and remove any ambiguity in the workplace. For example, the exact locations of electrical and plumbing boxes are based on correct installation choices, then called out and dimensioned accordingly.
Once the framing is done, the electricians will be the next subcontractors to do their work. Right off the bat, they will need to know where to find the electrical boxes. If no information is provided, they will place the boxes where they think is best. Unfortunately, this is rarely a good thing.

The same goes for diving. Even when electricians are not working, plumbers will install crude plumbing. Immediately they will need to know where to install the sewer. Once the framing is done, the plumbers will return to run the pipes and find raw faucets, shower head locations, etc. i.e. Again, the elevation will indicate exact locations.
We have not yet reached the stage of the project where we have started to choose colours, finishes, plumbing and light fixtures. Depending on the client’s request, we will likely go with a similar tone as shown in this preliminary design board for the Mount Valley Project guest suite.
